What an Approved Scope Commonly Includes
Scope is determined entirely by lab findings and the hygienist's written protocol, established through the claim process. Not every home requires every item below. Some homes require none. The list reflects what a hygienist may prescribe when testing confirms contamination — it is not a menu we sell from.
Chemical cleaning of walls and ceilings
Soot and smoke residue on painted and unpainted surfaces is chemically cleaned to the hygienist's specified standard.
HVAC flex duct replacement
Flexible ductwork that has drawn contaminated air through the system is replaced — cleaning porous flex duct is not sufficient to meet clearance criteria.
Attic insulation removal
Blown-in insulation that has absorbed smoke particulate from attic ventilation is removed and replaced. Insulation cannot be cleaned to clearance standard.
Attic encapsulation
After insulation removal, attic surfaces are encapsulated to seal residual contamination before new insulation is installed.
Carpet and porous wood replacement
Porous materials that have absorbed fine particles — carpet, padding, and some wood surfaces — are replaced rather than cleaned, where the hygienist's protocol requires it.
Full reconstruction
Where structural damage or the remediation scope requires it, full reconstruction is coordinated by us — drywall, framing, finishes — through to hygienist clearance.

How long does the full process take from inspection to clearance?+
The inspection takes 15–20 minutes. If testing is warranted, lab turnaround is typically 3–7 business days. Remediation scope and timeline depend on what the lab finds. We give you a realistic timeline at each stage based on actual findings.
What if the inspection finds nothing?+
We tell you that and we leave. There is no cost. We do not manufacture findings to justify further work.
Who pays for the lab testing?+
In most cases where a homeowner's insurance claim is applicable, testing costs are included in the claim. We discuss costs clearly before any testing begins.
What does 'hygienist clearance' actually mean?+
A licensed industrial hygienist sets specific measurable criteria the home must meet after remediation. Clearance testing is conducted by the independent lab after remediation is complete. If results meet the hygienist's criteria, clearance is issued.
